Why Gold Coast roofs need attention sooner

The combination of coastal salt air and high UV exposure is hard on any roof surface. Colorbond panels develop surface rust at cut edges and fixings within a few years if the protective coating is not maintained. Tile roofs grow lichen and algae in the shaded sections, which holds moisture and causes cracking in the glaze. Once that glaze breaks down, water gets in and the tile deteriorates from the inside.

On top of that, a light-coloured or heat-reflective coating on a Gold Coast roof can make a real difference to the temperature inside the house. Suburbs like Robina, Coomera and Pimpama sit further inland where radiant heat builds quickly over a full summer day. A heat-reflective roof coating reflects more solar energy before it transfers into the ceiling space below.

None of that means you need a full roof replacement. Most Gold Coast roofs are good candidates for a quality repaint if the underlying structure is sound. The key is preparation: cleaning off the salt deposits, lichen and loose coating before a single drop of paint goes on.

What the job actually involves

Every Ezicon roof painting job on the Gold Coast follows the same process.

Inspection

01

Inspection and quote

We look at the roof properly before quoting. The condition of the existing coating, any rusted fixings on Colorbond, broken or cracked tiles, the age and type of surface. You get a written scope and a fixed price before anything starts.

Clean & Professional Icon

02

High-pressure clean

Salt residue, lichen, algae and chalking are removed with a thorough clean. Skipping this step is the single most common reason a roof repaint fails early. We do not skip it.

Priming icon

03

Repairs and priming

Rusted screws on Colorbond are replaced or treated. Cracked tiles are addressed. Cut edges and any bare metal get a rust-inhibiting primer before topcoat.

04

Paint application

We use quality roof coatings suited to the coastal Gold Coast climate. For Colorbond roofs, that means a product designed to flex and adhere to corrugated metal. For tile roofs, a membrane-grade coating that fills the surface texture and bonds to the tile glaze. Heat-reflective coating is available as an upgrade on most roof types.

Cleaning

05

Clean up and check

Gutters are cleared of any paint debris, the site is cleaned, and we walk the roof with you before we sign off.

Colorbond roof painting on the Gold Coast

Colorbond is the most common roof type across new Gold Coast estates, from Hope Island down to Coolangatta. The factory finish on Colorbond is durable, but it does chalk and fade over time, and coastal air speeds that process up. A Colorbond roof repaint restores the surface, treats any early rust at fixings, and can update the colour to match a repainted exterior or a new fence.

We colour match to Colorbond’s current range where possible. If you are updating the colour entirely, we can advise on shades that work for coastal sun exposure and still sit within local planning requirements.

Tile and terracotta roof painting on the Gold Coast

Older Gold Coast homes, particularly in suburbs like Broadbeach Waters, Mermaid Waters and Varsity Lakes, often have concrete or terracotta tile roofs. These tile roofs are good candidates for repainting once the surface is cleaned and any cracked tiles are replaced.

Concrete tiles absorb the coating well when the surface is properly prepared. Terracotta tiles require a sealer before topcoat to prevent the coating from flaking as the tile expands and contracts in the heat. A quality two-coat system on a prepared tile roof gives a clean, even finish and extends the life of the roof significantly.

How much does roof painting cost on the Gold Coast?

Roof painting prices vary based on roof size, pitch (steeper roofs take longer and require more safety setup), the condition of the surface, and the number of coats. Tile roofs generally take longer to coat than Colorbond because of the surface texture. A written quote after an inspection is the only reliable way to give you an accurate figure.

We do not give ballpark numbers that change when we arrive. You get a clear written quote, and that is the price.

Frequently Asked Questions

How long does a roof paint job last on the Gold Coast?
That depends on the quality of preparation, the product used, and the exposure of the roof. A well-prepared Colorbond or tile roof painted with a quality coastal coating should last several years before it needs attention again. Salt air and high UV on the Gold Coast will always shorten coating life compared to inland areas, which is why preparation is the most important part of the job.

Yes. Painting over a cracked tile does not fix the crack and can trap moisture underneath the new coating. We replace or repair any cracked or broken tiles during the preparation stage before any paint goes on. This is included in the job scope when we quote.

Yes, but the lichen and moss have to be fully removed first. We treat the surface with a cleaning solution and high-pressure wash before any paint or primer is applied. A coating applied over lichen or biological growth will not bond properly and will fail quickly.

A heat-reflective coating uses pigments that reflect a higher proportion of solar infrared energy than standard coatings. On a Gold Coast roof in full summer sun, that can reduce the amount of radiant heat transferred into the ceiling space below. It is available as an upgrade on most Colorbond and tile roofs and is worth considering if the house runs warm in summer.
